Specialist Disability Accommodation

At Annacharis Community Care Services, we’ve created a guide to help you navigate Specialist Disability Accommodation (SDA). SDA funding is only available to a limited percentage of NDIS participants who have severe functional impairment or very high support needs and meet certain qualifying requirements.

What is SDA?

SDA is an NDIS funded support program that provides housing for people who need a high level of assistance and modifications to meet their needs. SDA is a highly personalised service that funds the renovations required to make a house or flat fit for your needs. SDA refers to the physical homes in which support services are delivered, not the support services themselves. Supports are assessed and funded separately by the NDIS and known as Supported Independent Living (SIL) costs.

Eligibility for SDA funding is considered at the time of plan approval and plan review. If approved, it will appear under Capital Supports in your NDIS Plan. The funding covers the cost of a person’s home so that they can live and receive their day-to-day supports. Importantly, it allows people with disability to remain integrated into the community. SDA gives people with disability a choice about their housing environment, ensuring they receive the right support and housing design for them, including lighting, access spaces and amenities.

Who gets SDA?

NDIS participants with SDA approval in their plans require specific home modifications or high-level in-home care from a paid worker to complete daily activities.

Participants who have a severe or complete functional impairment as a result of a disability or who have extremely high support needs (including housing needs) are the target audience for SDA. The NDIS will provide SDA to those who require exceptionally high levels of support.
